We show up on the day we said.
Trade pricing matters. It matters less than a supplier who hits the date — because a window crew that slips a week pushes drywall, which pushes trim, which pushes your closing. We quote volume rates, and then we protect your schedule. Most jobs go in within one week of the quote while much of the market is still quoting several.
Builder pricing, plainly
No application process, no runaround. Tell us the unit count and we will tell you the tier.
Volume rates, held for the project
Tiered trade pricing based on unit count — not a retail number with a discount pretended on top. Once we quote a project the rate is held for its duration, so you are not re-pricing phase three against phase one.
Manufacturer-direct
Windows and entrance doors direct from Seal Tech in Concord, patio doors from Vista. Locally built means shorter lead times than imported product, easier parts supply, and a real person to call mid-project.
Priced from your drawings
Send the window schedule and elevations. We return a line-by-line quote with sizes, operation, glass package and finish per opening, in a format you can drop straight into your budget.
One supplier for the whole exterior
Windows, patio doors, entrance doors, garage doors, shutters and the finishing trim around them. One quote, one delivery schedule, one point of contact — instead of five suppliers pointing at each other.
Glass across the price range
Triple-glazed 272/366 with argon is our standard, but we carry the full range down to clear and single Low-E. On a spec build or a rental turnaround we will tell you honestly where the money is worth spending.
Supply-only available
If you have your own installers we will price supply only. We will still flag where installation detail matters most for the warranty rather than letting you find out later.
What reliable install means when we say it
Every supplier claims reliability. These are the specific commitments we will put in a contract.
Site measure before order
We measure the actual openings on site, not the drawing dimensions. Framing moves. Catching a 20 mm discrepancy before manufacture costs nothing; catching it on install day costs you a week.
Confirmed delivery window
You get a date and an escalation contact. If a manufacturing delay is coming you hear it from us as soon as we hear it — not on the morning of.
Our own crews
The same crews on every phase, working to a consistent standard on flashing, shimming, insulation and sealing. The people who do your third phase are the people who did your first.
Sequenced to your trades
We schedule around your framing, brick, drywall and trim rather than asking you to schedule around us. Tell us the critical path and we fit it.
Deficiency walk-through
We walk the units with your site super, log anything outstanding, and close it out before you hand over. No punch-list items surfacing at PDI that we could have caught.
Warranty support after closing
When a homeowner calls about a window a year in, that call comes to us. Our lifetime installation warranty means it never becomes your warranty problem.
Hitting your energy targets without over-spec’ing
Ontario’s energy efficiency requirements mean the window package is part of your compliance path, not a finish selection. Over-specify and you have spent money you did not need to; under-specify and you fail the review.
Triple-glazed as standard
Every window ships triple-glazed with 272/366 Low-E coatings and argon fill at no upcharge. On most projects that means you clear your target on the base specification instead of pricing an upgrade package.
Numbers for your file
U-factor, SHGC and ENERGY STAR documentation supplied per unit for your compliance package and your energy advisor. You should not have to chase a window supplier for a spec sheet.
Honest trade-offs
If a coating change on the west elevation gets you across the line more cheaply than upgrading every opening, we will tell you — even though it is a smaller order for us. See the performance data →
Built for the way you actually build
One or two houses at a time
Full specification and installation where every opening is different and the client is watching closely. We are comfortable being in front of your homeowner and representing your standard.
Repeat units, phased delivery
Standardised packages priced by model type, delivered by phase, same crew across the site. Repetition is where our scheduling gets genuinely good.
Retrofit and additions
Existing openings, uncertain framing, occupied houses. We are used to working around a family living in the middle of it and closing every opening the same day it is opened.
Multi-unit portfolios
Building-wide replacement programs staged to minimise tenant disruption, with a single quote covering the whole envelope and a schedule you can circulate to residents.

Send a take-off, get a quote
Email your window schedule, elevations, or a simple opening list. Include the site address and your target install window. We return a line-by-line quote — and if your drawings are missing something we need, we ask rather than assume.
Straight answers
What volume do I need for builder pricing?
Less than most people assume. Trade pricing starts well below a full subdivision — a single custom home with a full window and door package generally qualifies. Call us with your unit count and we will tell you the tier honestly rather than making you apply to find out.
Are your lead times really one week?
For most jobs, yes — that is our core advantage and it is why homeowners and builders call us for urgent replacements. Very large orders and specialty shapes take longer. We quote a real date rather than an optimistic one, and we would rather give you a longer honest lead time than a short one we cannot hold.
Can you match a competitor’s price?
Send us the competing quote and we will go through it line by line. Often the gap is not price — it is a different glass package, a thinner frame, or install and disposal excluded. Note that our base window spec is triple-glazed with 272/366 Low-E and argon, which is frequently a paid upgrade on the quote you are comparing against.
Do you do budget product as well?
Yes. We are Royalty and we lead with the premium specification, but not every opening on every project warrants it. We carry the full glass range and will price a spec build, a rental turnaround or an outbuilding accordingly.
Who handles homeowner warranty calls after closing?
We do. Give the homeowner our number and the service call comes to us directly. It keeps your after-sales load down and means the crew who installed the window is the one adjusting it.
What areas do you cover?
The Greater Toronto Area and out through Southern Ontario — Toronto, Vaughan, Markham, Richmond Hill, Brampton, Mississauga, Oakville, Burlington, Hamilton, Barrie and beyond. See our full service area →
